When Woodstream Farms was originally developed in the 1960s, the goal was to preserve the natural beauty of the rural farm and forest land.
To accomplish this, Pearce & Pearce developed specific, legally-binding Deed Reservations and Restrictive Covenants, which the Woodstream Farms Homeowners Association works to update and keep pertinent. These Reservations and Covenants are included in the deed of every Woodstream Farms homeowner.
We appreciate the cooperation of all of our neighbors in assuring that the letter and spirit of these restrictions and covenants are respected and adhered to for the benefit of all of our residents, and so that the unique character and beauty of our neighborhood is preserved for future generations.
Woodstream Farms residents and/or the HOA are allowed one year to enforce any violations. Thus, it would merit a careful review and adherence, on your part, in order to avoid inadvertently entering into violations. If you have any questions, please contact a member of our Board.
1. Only single family dwellings are permitted. Separate, unattached stand-alone living quarters of any kind are prohibited.
2. No commercial vehicles (vehicles with printed and/or painted advertising), service vehicles, or vehicles containing signage of any kind may be parked out-of-doors on driveways and/or around houses, or on front or back yards.
3. Above ground fencing is prohibited by deed restriction. Exceptions to this restriction as well as plans for fences required by law, i.e. around swimming pools, must be submitted to the Woodstream Farms Association Architectural Committee for written approval, prior to installation.
4. No properties may be subdivided regardless of their size, shape, depth or location.
5. New, free-standing structures, i.e. sheds, shacks, pool houses, or other storage facilities may only be installed or erected after written approval of the Woodstream Farms Association Architectural Committee.
Any additions to or outdoor modifications on existing home structures and property lots may only be built, installed or erected after written approval of the Woodstream Farms Association Architectural Committee has been obtained.
6. Out-of-door functions, i.e. weddings functions, parties, rallies or other gatherings should be conducted in a respectful manner so as to avoid annoyance or consternation to neighbors or residents of the neighborhood.
7. No boats, other watercraft, mobile homes, trailers, campers, commercial and/or recreational vehicles (i.e. go-karts, ATVs, tractors) may be parked out-of-doors, on driveways and/or around homes, or outside on front, side or back yard areas.
