Welcome to Woodstream Farms – a unique residential community, created from beautiful farmland in Amherst, NY. The land originally contained a hunting lodge owned by a prominent Buffalo family before Pearce & Pearce created the subdivision in the early 1960s.
This website provides our homeowners with access to relevant and timely information affecting the neighborhood.
We are unique among residential developments in Amherst in that our neighborhood emphasizes the landscape rather than the homes. Our homes are situated on large lots, that are ensconced with beautiful mature trees. When established, the developers sought to preserve as many trees as possible. Further restrictions were implemented on property fencing, and an absence of sidewalks to name a few. Each of our homes is situated on large parcels of land, assuring a feeling of openness, spaciousness, and privacy for each of our residents.
To protect our environment and property values, restrictions were incorporated in the deeds to the homes which are binding on subsequent owners. An Architectural Committee was established which created guidelines for building additions and alterations, fencing and subdivision of lots (which is never permitted), etc. The Guidelines are included in this website.
Woodstream Farms properties are bound by a set of Deed Reservations & Restrictive Covenants crafted to maintain the character of our beautiful neighborhood.
The Woodstream Farms Association Board is comprised of neighborhood residents who serve our community on a volunteer basis.
